Before reserving a pre-construction unit in Florida, review these legal, financial and project-level points so your decision is clear and documented.

Confirm what you are actually reserving

A reservation agreement is often the first formal step in a pre-construction purchase. Before signing, confirm the exact unit, floor, view, layout, parking rights, storage, expected square footage and any premium attached to that selection.

Ask whether the reservation is refundable, how long the unit is held, when the full contract must be signed and what happens if you decide not to move forward. Small timing details can become expensive if they are not clear from the start.

Review deposits and payment schedule

Most Florida pre-construction projects require deposits in stages. International buyers should understand the percentage due at reservation, contract, groundbreaking, top-off and closing. The schedule must fit your liquidity, not just your enthusiasm for the project.

If funds will come from another country, account for transfer times, exchange rates, bank compliance checks and documentation. A good purchase plan includes a margin for delays so payments are not rushed.

Validate the project and developer

Look at the developer track record, previous deliveries, construction financing, permits, sales velocity and the team behind architecture, interiors and operations. A beautiful brochure is not enough.

Also review the building rules that affect your goal: rental restrictions, pet policies, HOA estimates, management structure and whether the project is designed for primary living, seasonal use or income generation.

Use professional support early

Before signing, coordinate with a real estate advisor, attorney, mortgage professional and tax specialist when needed. Foreign buyers may also need to decide whether to buy personally, through an LLC or with another structure.
